WE WANT YOU TO ENJOY YOUR STAY WITH US!  

I know, I know, there are a lot of "rules," but they need to be stated for transparency purposes, so that present and future guests are held to the same standard(s) for safety and responsibility purposes.  IF you have specific questions or concerns before your visit, please reach out to us via email or direct message, as we want to make your stay with us THE BEST we can!   

The person(s)/individual/AirBnb account holder entering into this rental agreement will be referred to as the "booking party."

THANK YOU for booking the Lucky Cat Cabin, located in Hochatown, Oklahoma. As the booking party, you are entering into a contractual rental agreement, explicitly agreeing that you and your guest will abide by the following listed house rules:

~The booking party Must be 25 years of age or older.

~The booking party MUST BE PRESENT at the property for the entire duration of the Rental Period.  

~Guests of the Booking Party that are under the age of 25 must not be left unattended at the property. 

~No proms, spring break parties, quinceañera’s, or large gatherings are allowed on the property, chaperoned or otherwise.

~Person's/individuals located on property during this Rental Period is the sole responsibility of the booking party. Unauthorized guest exceeding the maximum allowable occupants as stated in the agreement will result in termination of the Agreement and will be asked to leave. 

~Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the Guest and Booking Party will not be permitted to check in. 

~The Homeowner has the right to terminate this Agreement immediately due to the Booking Party exceeding the maximum occupancy, and/or complaints about the noise level, and/or drug use on the property without refund. Please be courteous to our neighbors in this regard. 

***NO PETS / ANIMALS are allowed at the Lucky Cat Cabin.  There are PLENTY of "PET FRIENDLY" Cabins in Broken Bow / Hochatown; if you want to bring your pet with you, PLEASE show some common courtesy, and book a PET FRIENDLY CABIN, NOT OURS!!!!  UNDISCLOSED pets brought onto the property without prior authorization by the booking party or guest will incur a minimum $250-dollar EXTRA cleaning fee, and further agree to be monetarily responsible for any damages caused by the PET.  LEGITIMATE Service Animals are to be accompanied with their owner AT ALL TIMES, and MAY NOT be left unattended at the property, NO EXCEPTIONS.  Again, do the responsible thing, and book a pet friendly cabin; there's a BUNCH of them in Broken Bow / Hochatown.  We're happy to host you, just leave your animals at home! 

~Where we do not accept pets, we cannot guarantee that the property is free from animal dander, as we are required by Federal Law to accept Service Animals.

~In addition to constituting civil fraud or civil theft, it may be a crime to falsely represent an animal as a service animal to avoid fees, obtain services, or circumvent policies, and it may be a crime to falsely claim disability status.  If a guest has misrepresented an animal as a service animal, hosts reserve the right to seek financial restitution, report fraudulent claims to government authorities, and terminate the reservation immediately.

~Indications of the existence of or discovery of mice, wasps, spiders, ants, mosquitos, gnats, flys or other insects or wildlife that commonly enter homes or reside on or near homes shall not form the basis for a reservation cancellation or refund.  The property is located in a wooded area, and hosts make reasonable efforts to control the ingress of such wildlife and insects, including reasonable efforts to deter and remove the above mentioned with quarterly pest control treatments. The Hosts do not use baits or chemicals with residual effect that would be toxic to guests, service animals, or wildlife.

~The EXTERIOR perimeter of the premises is under 24/7 video surveillance (NOT audio) and are directed at exterior points of entry to the property, and have no direct, or indirect view of the interior spaces within the residence. These cameras are for your safety and the protection of the property; our guest safety and privacy is of our upmost concern. DO NOT tamper with, alter, or impede the security cameras. Doing so will result in immediate removal of the rental party and any other persons from the premises, without refund.

~Maximum Occupancy: The maximum number of guests is limited to 8 guests at the “Lucky Cat” Cabin; additional fees of $25 per person, per night, may be imposed if the maximum occupancy is exceeded.

~Smoke and drug free home.  **This includes, but is not limited to cigarettes, E-cigarettes, Marijuana, vaping, or any other illicitly inhaled substances.  DO NOT tamper with any smoke detection devices.  Tampering with any smoke detection devices will result in the immediate removal of the Booking Party and any other persons on the premises, WITHOUT REFUND.  If smoke damage is found within the property, the Booking Party will be charged an additional cleaning fee of no less than $500 dollars, and, up to $2500 dollars or more depending on the extent of damage.  DO NOT SMOKE IN THE HOUSE. PERIOD.   Guest MAY smoke at the outdoor fire pit, but PLEASE do not litter your cigarette butts! 

~Please DO NOT pry open locked doors. There are TWO locked doors in the Laundry Room which are for the Cleaning Crew's supplies and HVAC equipment.  If you should require extra towels, or extra toilet paper, we will send assistance to accommodate your request, although towels may be washed and dried with the available in-house washer and dryer located in the Laundry Room.

~Wall Policy: Do NOT use any type of tape, tacks, adhesive of any kind, or nails on walls inside or outside of the house.

~Internet: Though High-Speed Internet via WIFI is onsite and provided at the Lucky Cat Cabin, the Host is NOT responsible for outages, slow upload/download speeds, connectivity issues, or interruptions in services during a guest stay.  

~Internet Usage Policy: The WiFi/internet password is not to be shared with non-guests.  Illegal and illicit internet usage is strictly forbidden. This includes, but is not limited to; downloading copyrighted content and no illegal websites while staying. Any illegal activity reported to us by the internet provider of violations of this policy will result in, but not limited to; WIFI being disconnected for the remainder of the stay OR your reservation being canceled, immediate expulsion from the property and no refund being given.

You, the booking party, will be held responsible for any fines assessed by the internet provider for illegal or illicit internet usage during your stay.

~Parking: There's plenty of parking! DO NOT park in areas off of the driveway. Doing so may cause damage to underground septic or gas lines, so stay on the driveway please.  

~Roads:  The vast majority of the infrastructure in Hochatown are comprised of graded dirt.  Please note that while we do not have control over the condition of the dirt roads in Hochatown, it is worth mentioning that a 4-wheel drive vehicle is NOT required to access our location. The roads can be easily navigated with a 2-wheel drive vehicle.

~Weather:  The Lucky Cat Cabin experiences "Seasonal" weather changes, with an OCCASIONAL snow or ice event.   The Lucky Cat Cabin will NOT be responsible for weather events beyond our control, and advise the Booking Party and guest to check the weather conditions prior to your arrival. Weather conditions / acts of God are unpredictable and can often disrupt travel or activities, despite our best efforts to ensure a smooth experience for our Booking Party.  Refunds will not be issued for weather related events; we HIGHLY recommend the purchase of Travel Insurance before setting out on your getaway.

~Access: The Booking Party as well as Guest shall allow the Homeowner, or a representative of the Homeowner access to the property for purposes of repair and inspection, verification of noise complaints, verification of occupancy, and/or any other reasons supported by law. 

~Hot Tub: The rules are posted outside on the exterior wall, next to the Hot Tub (rules are also written in the welcome manual on the kitchen counter).  Please read and abide by the rules posted.  The Hot Tub is emptied, cleaned, and proper chemicals are applied to the water prior to the Booking Party's visit.

~We're FESTIVE!  At times, the Lucky Cat Cabin embraces the joy and spirit of the holidays, tastefully adorning its spaces to create a warm atmosphere for our guests to celebrate and make lasting memories.

~DO NOT damage/cut/mark/mar/disfigure the trees on our property.  Doing so weakens the health of the tree, which in turn, may cause the tree to die and eventually, become a fall hazard.  Additional cost will be passed onto the responsible booking party or guest for damages to any trees, which is not limited to complete removal of the tree at the guest cost.
